It prices the way roofers price: tear-off and field shingles per square, flashing and ridge by the linear foot, penetrations each. Load it in the builder, delete what the roof doesn't need, and put your numbers on what's left. Every rate field starts empty, because per-square rates vary by market.
Deck condition can't be judged from the driveway, which is why this template ships with a flat deck inspection line, sheathing replacement quoted per 4x8 sheet, and a second layer removal line for roofs with two layers. What does a roofing job estimate include?
Nine sections in the order the job runs: tear-off and prep, deck and sheathing repair, underlayment and waterproofing, roofing material and install, ridge ventilation and gutters, permits and fees, labor, cleanup and disposal, and contingency and allowances. Inside them are the lines that fall off quotes and stay on jobs: roof protection and tarping, drip edge on the rake as well as the eave, the chimney flashing, landfill fees billed by the ton. Delete what this roof doesn't need and price the rest.
How do I price a roofing job?
Per square, mostly: tear-off and the field shingles both carry a per-square rate, the same hundred square feet the whole trade bids in. Linear feet carry the perimeter and the breaks: starter strip, hip and ridge cap, valley membrane, drip edge, step flashing. Penetrations go each: pipe boots, the chimney, the skylight. Labor prices as crew size times days. What moves your number is layers coming off, deck condition, and how much ridge and valley the roof has. The live P&L runs alongside, so you know your floor before negotiating.
How do I handle bad decking I can't see until tear-off?
Price it before you see it. The template carries a flat roof deck inspection line, sheathing replacement quoted per 4x8 sheet, and rafter and truss repair by the linear foot, so bad decking enters the estimate as a stated assumption instead of a mid-job phone call. There's a contingency allowance under Contingency & Allowances for the rest. If the tear-off reveals more sheets than you guessed, you change a quantity, not the structure of the document.
