Clearing estimates fail at the edges of the acre. What does a land clearing estimate include?
Four sections in job order: survey and permits (boundary marking, utility locate, clearing permits, erosion control), clearing priced per acre by density with selective tree removals each, grubbing and grading (stumps and roots out, rough grade, topsoil respread), and hauling and disposal (chipping or mulch-in-place, debris trucking, burn or disposal fees). Density carries the price, so the estimate separates light brush from wooded ground instead of averaging them.
What does land clearing go for in 2026?
Most clearing lands between $1,200 and $8,000 per acre depending on what's growing on it: light brush runs from under $200 to about $600 an acre, and $1,200 to $2,500 once small trees are involved; lightly forested ground $500 to $2,500; and heavily forested parcels $3,400 to $6,200 or more. Slopes and rock add to the number, and grading and permits can add anywhere from several hundred to several thousand dollars. Walk the parcel before you quote it; satellite views miss slopes and ravines.
How do I handle permits and erosion control on a clearing bid?
As visible lines, before the machines mobilize. Many jurisdictions require clearing permits past a size threshold or near wetlands, and erosion control, silt fence by the linear foot, is often a condition of the permit. Priced on the estimate, they're part of the job; absorbed, they're part of your margin; skipped, they can mean a stop-work order. The burn and disposal permit line works the same way where debris burning is allowed.
