Slopes add roughly 20 to 40 percent, and grading and permits can add anywhere from several hundred to several thousand dollars. Walk the parcel before you quote it; the satellite view has never met the ravine.

Many jurisdictions require clearing permits past a size threshold or near wetlands, and erosion control, silt fence by the linear foot, is often a condition of the permit rather than a courtesy.
